If you have decided to live in suburbs of Sofia, in the foothills of Vitosha Mountain, or just the thought to live in a flat has oppressed you, then dream to have your own house definitely attracts you very much.
Another reason that can tempt you and outweigh the benefit of living in a house, could be the significant increase in prices of apartments, which in the "good neighborhoods" in Sofia have already passed psychological level of 1000 euros, or even over 1 500 euro.
To live in a house, there are several important moments, as perhaps one of the most important is the purchase of land. You must, however, have in mind that in the past one or two years its price has increased significantly.
If you have decided to be more economical, you must forget about destinations like Boyana, Sofia and Simeonovo, where the average price of land is approximately 264 euros per square meter, and that is about hundred euros more (an average of 331 per square meter).
The opportunity to watch the lake of Pancharevo or the Iskar river from your window will cost your 118 euro per square meter. The same is the average price of properties in the area of German, Kokalyane, Pancharevo and Pasarel.
A smaller house with a little backyard, let's say a plot of 700 square meter, will suit your needs. The average price is 120 euros per square meter. Here is your first and more significant expenditure, which amounts to about 80 000 euros.
And at this point you have the choice to go by the "easy" or by the "difficult" way. The easy way means to trust prefab homes, which become inhabitable within several months but are less flexible in meeting "personal tastes" and do not always, meet the traditional Bulgarian sense of a stable house, which must be made of concrete with "strong fundamentals" and a basement (which often only collects dust).
Alternatively, we usually think that it will be less costly to entrust everything to a building contractor.
Here, however, you must prepare for a long waiting, a different price that what you have understood in the start, and normally you should have lots of free time to "control" the construction process. And ultimately, you can become very unpleasantly surprised by the final price.
Let's have a more detailed look at the first option, based on the presumption that you're comfortable with the new type of "American" and now "European" houses, that you have no free time for arguments and you are also in a hurry to settle in a relatively short time.
Here's what costs you can expect from launching such a project from one of the alternative offers, which is available on the market:

After collecting all the amounts of all these costs, it comes out that is a ready made house, raised according to all standards, will cost from 900 up to 1150 euro per square meter.
In other words, for a relatively significant house of 150 square meters you will have to pay, for example, around 150 thousand leva, or let's say 75 thousand euro. All this added to the cost of the plot comes up to around 155 thousand euro.
This is fully comparable, even cheaper than an apartment of 150 square meters in a relatively good neighborhood in Sofia. It should be taken into account that with such pure flat surface with an average price of 1 200 euro per square meter, the price amounts to 180 000 euro.
Indeed, after equalizing prices of the two options there is an advance of 25 000 euro, which you may use to buy more expensive land or additional services related to design and construction of the prefab home, depending on your personal preferences.
